Question 1

What is FindWelle?

Accepted Answer

FindWelle is an AI-powered property discovery platform that helps you find your ideal property in Cyprus through natural conversation. Instead of using complex filters, you simply describe what you're looking for, and our AI finds the best matches from our curated database of verified properties.

Question 2

Is FindWelle free to use?

Accepted Answer

Yes, FindWelle is completely free for property seekers. We're funded by our partnerships with verified agents and developers who list their properties on our platform.

Question 3

How is FindWelle different from other property portals?

Accepted Answer

Unlike traditional portals where you browse hundreds of listings, FindWelle uses AI to understand your needs and show you only relevant properties. We also provide honest matching – showing you both what fits your criteria and where there might be compromises.

Question 4

Why does FindWelle recommend a property that doesn't perfectly match my search?

Accepted Answer

FindWelle is upfront when a property is a strong match but not perfect. Every result shows what matches, what isn't stated in the listing data, and any genuine compromise—so you can decide whether the trade-off is worth it, rather than us hiding results that might still suit you.

Question 5

How do I search for properties?

Accepted Answer

Simply describe what you're looking for in the search box on our homepage. You can include your budget, preferred location, number of bedrooms, lifestyle preferences, or any other criteria. Our AI will understand your requirements and find matching properties.

Question 6

What kind of properties can I find?

Accepted Answer

We have a wide range of properties across Cyprus, including apartments, villas, townhouses, penthouses, and investment properties. Our listings cover Paphos, Limassol, Larnaca, Nicosia, and other areas.

Question 7

Can I refine my search results?

Accepted Answer

Yes! After getting initial results, you can refine your search by adding more criteria or adjusting your preferences. Just tell us what you'd like to change, and we'll update the results accordingly.

Question 8

Can I save properties I like?

Accepted Answer

Yes! Click the heart icon in the top-right corner of any property card to add it to your favorites. You can view all your saved properties on the 'My Favorites' page. You'll need to be signed in to use this feature.

Question 9

Can I compare properties side by side?

Accepted Answer

Absolutely! Use the compare icon in the top-left corner of property cards to add up to 3 properties to your comparison list. A sticky bar at the bottom will appear showing your selected properties, and you can then view a detailed side-by-side comparison including price, size, location, features, and more.

Question 10

Can I share a property with someone?

Accepted Answer

Yes! Each property card has a share option. On mobile, it opens your device's native sharing sheet. On desktop, you can share directly via X (Twitter), WhatsApp, Messenger, Viber, Email, or simply copy the link to your clipboard.

Question 11

How do I contact an agent about a property?

Accepted Answer

When you find a property you're interested in, you can request more information or schedule a viewing directly through our platform. We'll connect you with the verified agent or developer handling that property.

Question 12

Are the agents on FindWelle verified?

Accepted Answer

Yes, we only work with verified and licensed real estate agents and developers in Cyprus. We vet all our partners to ensure you have a safe and professional experience. Proof of licensing: Registered & Licensed Estate Agents No. 529 & License 340/E.

Question 13

Do I have to pay the agent's fees?

Accepted Answer

Agent fees and commission structures vary. Typically, in Cyprus, the seller pays the agent's commission. However, we recommend discussing fees directly with the agent for your specific situation.

Question 14

Can foreigners buy property in Cyprus?

Accepted Answer

Yes, foreigners have the right to own property in Cyprus. EU citizens enjoy unrestricted purchasing power, while non-EU citizens typically need a standard approval from the Council of Ministers, which allows them to own one residential unit or a plot of land up to 4,014 sqm for personal use.

Question 15

What is the Golden Visa (Permanent Residency) program?

Accepted Answer

Cyprus offers a Permanent Residency program for non-EU investors who purchase property worth €300,000 or more (from a developer). This allows you and your family to live in Cyprus with various benefits.

Question 16

What are the typical costs when buying property?

Accepted Answer

The 2026 tax reform abolished stamp duty on property contracts, reducing upfront costs. Buyers should now budget for legal fees (1-2%), VAT (5% for eligible primary residences or 19% otherwise), and transfer fees (3-8% on resales, though these are often reduced by 50% or waived entirely if VAT was paid on the property).

Question 17

How can I list my properties on FindWelle?

Accepted Answer

If you're a licensed real estate agent or developer in Cyprus and are interested in partnering with us, please reach out through our Contact Us page. Our team will get back to you with information on how you can list and promote your properties to qualified buyers through FindWelle.

Question 18

What makes FindWelle leads different?

Accepted Answer

Our leads come from buyers who have specifically described what they're looking for. This means when we connect you with a potential buyer, they've already expressed genuine interest in properties matching what you offer.
